Essential InformationWhat are the Home Information Packs (HIPS)?It is a legal requirement that all properties marketed for sale from 14 December 2007 in England and Wales are required to have a Home Information Pack (HIP). In brief, the HIP brings together valuable information at the start of the selling process - such as a Sale Statement, Local Searches and Evidence of Title. The Pack also includes an Energy Performance Certificate (EPC) that contains advice on how to cut CO₂ emissions and fuel bills. Frequently Asked Questions about HIPSWhere can I get a HIP from? You can however also obtain your HIP from some Solicitors or separate Pack providers . Who pays for the Pack? The seller is responsible for the cost of a HIP and charges vary with different providers, however an average cost is about £300 - £350. Often payments can be deferred until much later in the sale process. I wish to change Estate Agents - what happens to the HIP? You should have, or be able to get from your current estate agent, a printed copy of your HIP, an internet link to the HIP or a PDF version which you can provide to your new Agent. You will not need to re-commission another pack. My house has been on the market before HIPs came in. If I change Estate Agents now, do I have to get a HIP? If your house has not been taken off the market i.e. it has been continuously marketed then No, you will not need to commission a HIP.
